IMPORTANT INFORMATION FOR ALL HOMEOWNERS

The first phase will commence at both entrances of Chimney Springs Drive off of Bishop Lake Road and on Fox Hound Parkway. The work will continue along Chimney Springs Drive and all side roads, up to and including Hunting Hound Lane, on both Chimney Springs Drives, plus continuing on Oak Lane and all of the Smoke Stone Circle area properties. The last addresses on the main entrance side of Chimney Springs Drive are 2763 and 2764. On the opposite side of Chimney Springs Drive, this phase will end to include 2285 Chimney Springs Drive and 4514 Hunting Hound Lane. The work will be done from one area of Chimney Springs Drive across to the opposite side of Hunting Hound Lane so that traffic will not be impacted on both sides at the same time. Traffic will be impacted by contractor equipment during working hours.
 
Phase II is anticipated to begin approximately 4-5 months after the start of Phase I, or approximately August or September of 2013. Phase II will only continue on the upper or secondary entrance side, not the main entrance side of Chimney Springs Drive. It will start at 2293 and 2298 Chimney Springs Drive and continue to just before Country Lane. It will include all streets and cul-de-sacs except Smoke Rise Lane.  That means Aspen Wood, Chimney Springs Court, all of Revere Circle and cul-de-sacs, Eagle Ridge and Exeter Court. Post Oak Tritt Road properties are not included in any phase of the project. These water pipes were upgraded recently.
 
Phase III is anticipated to begin in spring of 2014 and will include the area of Country Lane and continuing around Chimney Springs Drive to Hunting Hound Lane on the main entrance side. This includes all of Hearthstone Circle and all side streets, Three Springs Court, Smoke Rise and both sides of Amberwood Trail. However, Blue Spruce Lane is NOT included in this Phase III.
 
Phase IV is projected for 2015 and will include Blue Spruce Lane, Pond Lane, Ravenoaks, Old Orchard Trail, Woodland Path, Big Oak Bend, Huckleberry Path, Old Mill Trail, Walden Lane and Briar Lane.
 
PROJECT DETAILS
 
The water pipes to be replaced are located in the right-of-way easement on all homeowner properties.  This is an area from the curb back 13 feet. Depending on the exact location within this area, the following items could be excavated on our properties: mailboxes, grass areas, natural areas, trees, shrubs, sprinkler systems, bulbs, flowers, any hardscape items i.e. bricks, railroad ties, or stone borders; or anything in the way. The County plans to bore under driveways unless there is a gas line in place that directly serves that residence. In that case, it will be necessary to cut the first quadrant of the driveway.  Cobb County will have utility lines marked prior to starting each area. Some letters have already been sent to residents requesting them to provide information on sprinkler systems, etc. During construction in your immediate area, it will be necessary to shut off the water for a period of approximately 4-6 hours. The County will notify everyone prior to shut off. 
 
Once construction is completed in your area, the County will replace your grass. You will be requested to provide the type of grass you have so that sod or seed can be used. The County will also replace the mailboxes disturbed, repair sprinkler systems, and may replace bushes. The contractor will do the best to avoid rocks and stonewalls, if possible. 
 
The Chimney Springs Homeowners’ Association, through our Association office, will act as the point of contact for both Cobb County to get information out to all homeowners and for questions from homeowners.  For that reason, we are requesting that each household provide the Association office with a current email address.  This information should be emailed to:  office@chimneysprings.org. The office will be the point of distribution of important information, such as possible unplanned utility outages, needed information on grass types, etc. This information will only be used for this project and under no circumstances supplied to Cobb County, any suppliers or any other outside vendor/person.  Please provide this information, along with your street address, by March 15th so that a full data base can be assembled prior to the start of Phase I. Thank you for your cooperation.
