Approvals? Why do I need approvals? The convenants, which all homeowner's agree to abide by when they purchase a home in Chimney Springs, calls for the Architectural Control Committee (ACC) to ensure that improvements in landscaping and structures are "in conformity and harmony of external design and general quality with the existing standards of the neighborhood". How To Submit

The process for getting approvals for any home improvements is relatively straighforward. Do not begin any work until your plan has been approved in writing, and you have satisfied applicable local government codes, rules, and regulations.

  1. Review the covenants and design standards before you get serious about remodeling, major landscape layout changes, tree removal, or any other exterior home improvement.
  2. During the design phase of a proposed improvement, documentation must be submitted to the Homeowners' Office at the clubhouse using the Plan Approval Form.

    The documentation required for approval may include drawings, photographs, and samples of materials or colors to be used in the improvement. The more information you provide, the quicker the response by the ACC.

  3. After submission, the ACC will review the information. If the form is incomplete or lacking documentation, the application will be rejected and returned to the homeowner.

    The ACC has thirty (30) days to approve a project. Normally reviews are completed and the form is returned to the homeowner within seven (7) days of submittal. Each ACC committee member is assigned a week on a rotating basis for handling approvals and denials submitted by the community. Each form requires the signatures of two committee members.

  4. The ACC response will be in writing on the official form and may contain suggested changes or special conditions. ACC approval does not relieve the homeowner of responsibility for compliance with applicable building codes, zoning or other governmental requirements.
